A note from Aram Afshar

August gave the Westside a market that split cleanly in two. The flatlands traded fast and at full price. The hills and the coast did not. Santa Monica and Beverly Hills both closed at 100% of list, Santa Monica in a median of 12 days and Beverly Hills in 15. Malibu took a median of 53 days and settled at 96% of ask, and Hollywood Hills needed 49.5 days at 97%.

Beverly Hills was the dollar engine. Twenty-two closings produced $132.5M, a median of $5,161,000, and thirteen of those twenty-two closed at or above asking price. Brentwood ran it close on volume with $147.9M across thirty-five sales, though its $4.23M average against a $2.60M median shows how much of that came from a thin top end led by 13215 Riviera Ranch Road at $18,000,000.

The number to watch is supply. Across the ten areas 549 listings came to market against 300 closings. That is 1.83 new listings for every sale. Malibu is the sharpest version of the story, with seventy-four new listings against twenty-two sales, a median asking price of $6,197,500, and a median sale of $1,957,500. Sellers there are pricing to a market that is not currently clearing.

Pacific Palisades remains the thinnest market on the Westside at fifty-seven listings in total, but not the weakest one. Sixteen closings at a $3.40M median and $1,147 per square foot say that scarcity, not softness, is setting the price. Bel Air shows an odd pipeline worth a second look before quoting absorption there: fifteen properties under contract against a single pending sale.

Method

Medians are true medians of the closed set, not averages of reported medians. Sale-to-list compares closing price to the list price at close, so it does not capture reductions taken earlier in a listing’s life. Days on market is the MLS DOM field.

Caveats

Small closed sets move medians hard. Bel Air (11), Beverly Hills Post Office (10) and Pacific Palisades (16) should be read as directional. Bel Air’s asking total is distorted by one $135,000,000 listing. MLS data is deemed reliable but not guaranteed.
